What is a CMA?

A CMA, or Comparative Market Analysis, is a report of your property's estimated value based on research of properties in the same region or area.  It takes into consideration location, square footage, lot size, acreage, age, amenities, and features (bedrooms, bathrooms, architecture, etc.) in comparison to recently sold, active and expired listings. It is usually accompanied by a walk-through by a licensed real estate professional to gain a better understanding of the condition, special features and salability of the property.  A CMA is not a formal appraisal of property value.
