Land Investment in
Albuquerque and Rio Rancho
What you may have heard about the price for vacant land in the Albuquerque or land in Rio Rancho specifically - might have
been correct at one time, but the explosion of growth and the interest it has brought upon
this "boom town" (Rio Rancho) has definitely changed the market in the past
couple of years.
A little history: Around 30 or so years ago, Rio Rancho was in the planning to be a new
"Sun City" type of retirement area. One of the big development companies sold
many lots to people wanting to get in on this venture, with the lots going for a few
hundred to a few thousand dollars per lot. Some of these lots were located so far out of
the city limits that it would take years and years for any activity to reach them. Well,
that day has come for a lot of the owners of some of these lots, but there are still many,
many areas that will still take quite a few years for any development to reach them. Rio
Rancho has grown much in the past few years, especially, and doesn't look to slow any time
soon, which keeps the price of these lots stable if not rising. But as I said, many of
these lots are located far from any development, and may stay that way for quite a while.
Rio Rancho is growing to the north and to the west (see Rio Rancho MLS Land, Lots, Acreage Map), with a lot
of the lower priced lots located to the far west.
The west side of Albuquerque (see
Albuquerque MLS Land, Lots, Acreage Map) and Rio Rancho is what we call the Mesa's
(West Mesa), with flat or mildly rolling terrain. The opposite side (east) is bordered by
the Sandia Mountains (property close to mountains is usually more expensive). To the north
and a little further south of Albuquerque are the Indian Reservations, so Albuquerque can
grow only so far in these directions. Naturally, the growth is taking place west, with any
vacant areas within the city in other directions being filled in/built upon. I hope this
little bit of "history" and the short "geography" lesson has helped!
